Tenant Improvement
AmericasMart’s Development & Construction Guidelines are a guide for Showroom Owners, Designers, and Contractors to use during the process of showroom design and construction. There are many details and procedures that need to be followed during this process to ensure a successful project.
The sections that follow address specific requirements and obligations for each party to follow regarding design and construction at AmericasMart. The intent of this guide is to simplify the design and construction experience and provide answers to the most common questions encountered during this process. The cooperation of each party involved should make the design & construction experience here at AmericasMart an easy and enjoyable one. While the AmericasMart Rules and Guidelines are addressed in full herein, only a few common city codes are addressed as they apply to showroom construction. Please keep in mind that all construction plans are subject to review by the City of Atlanta Bureau of Buildings, independent of the AmericasMart review process. On behalf of AmericasMart Operations, we wish you an enjoyable experience and a successful project.
Due to the nature of specialty work, all electrical, mechanical, and sprinkler work must be performed by one of the firms represented on our Contractor/Vendor List. For any other trade however, any licensed contracting firm possessing the proper building permits, insurance and approval from the AmericasMart Atlanta Development Office may perform work within a showroom space. All showroom work must be permitted by AmericasMart-Atlanta Development. AmericasMart reserves the right to deny contractors access to the building.
Vendor Qualification Process
This documentation has been produced as a guide for potential contractors and vendors who are interested in pursuing work opportunities here at AMERICASMART. In order to ensure that our company standards are met, there are certain documents that must be submitted for our approval to properly qualify as a preferred contractor or vendor. Please be aware that AmericasMart prides itself on being the best in our industry and expects the same work ethic and customer service from our contracted resources. Below is a brief outline of the required information necessary in our qualification process:
- The American Institute of Architects (AIA) Contractor’s Qualification Statement: The purpose of this statement is to evaluate the qualifications of the contractor in the areas of organization, licensing, work experience, company history and other certified information.
- Evidence of Proper Insurance Coverage: Submission of a current original Commercial General Liability and Worker’s Compensation Certificate of Insurance. Please review the appropriate section in the AmericasMart Development & Construction Guidelines for proper limits of coverage.
- Evidence of Current State of Georgia Business License: Submission of a current year State of Georgia Business License. As a company policy, it is required that all of our contractors be licensed with the State of Georgia and renewed annually.
- Signed AmericasMart Development & Construction Guidelines Acknowledgment Form: Please read the Contractor Affidavit & Release document for important design and construction criteria. These guidelines explain the design and construction procedures and discuss specific AmericasMart work requirements. The acknowledgment form is the last page of the document and must be signed and returned to our office.
- Official Company Brochure, Completed Projects List & Professional References: This general information is helpful for us to obtain work experience, company history and the professional reputation of the prospective contractor or vendor.
